Our client, a large online retailer, had recently purchased a distribution centre in North England. The initial building survey had indicated the roof to be in a satisfactory condition however within 3 months of handover several regions of ingress were noted. This caused disruption to the distribution network and solutions had to be identified quickly.

Outcome

The 48,000m2 roof was surveyed in 6 hours using high resolution thermal and visual imaging. IRT then used the thermal data to  pinpoint regions of trapped moisture and damage below the waterproofing. This allowed targeted electronic leak detection testing to be carried out in only the sections requiring attention. In total, 892 penetrations were detected and marked directly on the roof surface. These penetrations contributed to 1291 m2 of damaged insulation. Our high resolution drone imaging allowed us to create an 80 mega pixel visual image of the entire roof allowing the client to zoom in and read identified penetrations markings just 4 inches in size.

Surveying large shopping centres quickly and cost effectively can be a challenge. Most open early in the morning and close late 7 days a week meaning access to certain areas can be problematic. Our client, a large property owner, was looking to acquire a new property and needed to check the integrity of the current construction prior to an offer being made. The site consisted of 8 interconnected units, each over 10,000m2 each. The survey was to assess the elevations, roofing, glazing details, determine any regions of weakness in the waterproofing of the entire site and calculate potential savings from refurbishment options. All with tenants in place and open to the public.

Outcome

Each of the properties was surveyed on foot within a 16 hour period with Visual images being taken during the daytime and thermal imaging at night. From the supplied building plans an energy model of the property was created and the newly acquired thermal data incorporated into it, giving a real life view of the properties performance. From this information, IRT provided a comprehensive report detailing the exact regions of trapped moisture on the roof and its financial impact on the property. Regions of poor detailing at cladding junctions were also identified along with 8 regions of water ingress which were currently invisible to the human eye. Based on the survey results, our client was able to justifiably reduce their offer on the property by £1.2 million.

Surveying dangerous unsafe roofs or areas of asbestos can be problematic. Cherry pickers can be used but when a detailed survey is required sometimes they can't do the job. Our client was experiencing exactly these issues and required a fast, safe survey method to check his 100,000m2 roof.

Outcome

Utilising our drones with state of the art thermal imaging, IRT were able to survey the property both thermally and using our 80mp visual camera. This resulted in a hugely detailed survey allowing the client to identify regions of damage, trapped moisture and potential weak points in the roof before carrying out a more intrusive survey.
