IRT Surveys can provide you with a thermographic survey during an external wall insulation install. The image below reveals a 2 bed semi-detached domestic property before and after the  removal of old timber frontage, application of EWI and  loft insulation. 

Thermographic imaging and analysis  provided within our reports is easy to follow and highlights the clear energy saving benefits of EWI on a property. Because IRT surveys offer a completely impartial service, you and your clients can have peace of mind that the images show evidence of good workmanship.

Fault Finding

Thermal images, within the footer below, were taken a short while after the installation of an EWI system. They reveal warmer temperatures, depicted in red and yellow colours,  the most significant of which indicate likely points of  moisture ingress at points around the junction detailing.  

An IRT Survey is able to assess for failures in the insulation detailing across the entirety of a property, which can allow moisture to bypass the insulation and track along the support system behind. Infrared can show the exact location of any defects and allows for a focused repair operation to be carried out before it becomes and issue.

Cold bridging is a common issue where external wall insulation has been applied. IRT surveys can also detect and highlight and locations where cold bridging is apparent and can compromise the thermal benefits of the system.

Our client, a large local authority, had undertaken a refurbishment program of works across several decades. Several of the properties were now showing issues with high energy builds and in some cases internal mould growth. On paper the properties should have been performing far better as they had been cavity filled in the late 2000's and had been double glazed in 2010 with boiler improvements in 2014.  A fast low cost inspection program was required to determine the cause of the issues.

OUTCOME :

On receipt of the clients stock list, IRT created an efficient survey plan allowing us to survey regions quickly and with minimum disruption. The front of every property was thermally imaged by our surveying team and the exact gps location and time/date logged automatically. Total survey time was 32 evenings/nights.

This data was then processed using our bespoke Envision software to determine regions of the property indicative of possible insulation defects. Envision builds 2 theoretical models of the property, one as if it were perfect and another with the identified defects in place. Energy use and CO2 output are determined for both models resulting in each anomaly being quantified for its impact on the building allowing every property to be ranked and rated.

Envision produces an As Built SAP and EPC rating along with an actual comparison, in addition to this Envision also runs a range of "what if" scenarios, such as Roof improvements, improved double glazing, boiler changes, and reports on the impact of each in terms of £s, kWh and CO2 saved per year.

This data was presented in an easy to use Excel spreadsheet with the thermal images embedded. The house survey.co.uk, our online property database was also provided as part f the package. Commercial Property Thermal Imaging surveys

Surveying commercial properties quickly and cost effectively can be a challenge. Most are in continual operation meaning access to certain areas can be problematic. Project Info

Rendered properties can often prove problematic when they begin to fail. Typical failures result in large sections of concrete falling from potentially 10's of metres up. Our client had a large residential and commercial property portfolio which were all built and rendered in the late 1950s and 60s. Many of these properties were multi-storey and multi-tenure. Traditionally, our client would wait for a render failure, notify tenants, scaffold an entire block then hammer test each elevation until they found defective areas. This process was proving far too costly and time consuming and was not a scalable solution.

Outcome

IRT surveyed all of the properties over 4 evenings and identified all regions of delamination/boss render for each property. From ground level, we could detect a defect as  small as 12 cm2 3 storeys up. No need to alert the tenants or cause disruption with scaffolding. Each property was uploaded to our site thehousesurvey.co.uk where the results could be viewed securely and onsite by contractors. This data set resulted in the realisation that only 4% of the properties revealed significant issues requiring further action. The remaining properties can be assessed on a yearly basis with any delamination being detected early.

Our client had won a contract to refurbish an office block, part of the brief included installation of new internal partition walls. Unfortunately, the entire property had underfloor heating pipes buried within the floor screed. No plans or records remained to show where the pipes lay. This caused huge problems for the contractor as he was unable to drill into the floor in case he hit a pipe.

Utilising our thermal imaging technology, IRT were able to pinpoint the exact locations of the pipework, highlight them directly on the floor and mark them on a scale plan. As part of the survey we also detected a region of damaged pipework which was leaking and also sections of the pipework had been poorly laid resulting in inconsistent heating.
